Selling a home in Friars Cliff starts with pricing the beach correctly. The estate is detached bungalows and family houses, and buyers here pay for the walk to the sand, a drive and a garden. Flexie Estate Agents values the house, prepares and markets it to the buyers most likely to want it, and manages the sale from offer to completion.

How homes sell in Friars Cliff
There are few homes here and they rarely come to market, so a sale is about finding the right buyer rather than many buyers. Downsizers often have a property to sell first and need a timetable that works for them. Families relocating want school places and a moving date. Second home buyers are often cash buyers but compare against Mudeford and Highcliffe before they commit.
Bungalows suited to retirement are the most sought after. Houses with extensions sell well when the paperwork is in order and slowly when it is not.
Timing follows the seasons more than in town. Buyers from outside the area visit in spring and summer, when the promenade is busy and the beach huts are open, and they decide quickly once they have seen the walk to the sand. Listing a house in late winter, with photographs ready, gives it the whole of that buying season. A sale agreed in autumn often completes over the winter, when downsizers prefer to move before the next summer.
Presenting a house near the beach
Buyers want to picture the walk to the promenade, so photographs and the description show the route to the beach and Steamer Point as well as the rooms. Inside, the basics count: a tidy garden, light rooms, a clear drive, and any weathered paint or window seals dealt with first, because a buyer will notice salt wear and price it in. Our guide to preparing your home for sale has a room-by-room list.
Our marketing
Professional photographs, a floor plan and a description written for the likely buyer, a listing on the property portals, and the details sent to buyers who have registered a search for the Christchurch coast. We accompany viewings, report feedback after each one, qualify buyers' finances before an offer is accepted, and chase the solicitors to exchange.
Before you decide
Not every owner here needs to sell. A house can earn as a tenancy through letting agents in Friars Cliff, with property management if you live away, or as a furnished home through long term lets and winter lets. A property valuation in Friars Cliff gives both the sales and the rental figure. We sell across the town too: selling in Christchurch.
The Friars Cliff property market
Friars Cliff is a small residential estate behind its own beach, between Mudeford and Highcliffe, laid out in the first half of the 20th century. Almost everything here is a whole house or bungalow, so rentals are family and retirement homes rather than flats, and few come to market in any year.
Friars Cliff sells to people who have chosen the beach. Downsizers want a detached bungalow with a drive and a level walk to the promenade. Families moving to the coast want a three or four-bedroom house with a garden. Second home buyers want somewhere within sight or sound of the sea, and some of them look for a holiday let.
Because so few homes come up, buyers often register with several agents and wait. A house that is priced on the evidence and presented properly can attract them early.
The beach premium. Roads nearest the promenade and Steamer Point, and any home with a sea view, carry a premium over the inland streets of the estate. It is real but not uniform, and it is the most common place for a Friars Cliff price to go wrong.
Planning history. Many homes here have been extended, raised or rebuilt. Buyers' solicitors will ask for the permissions and building regulations sign-off, so gather them before you list.
Second homes. At the time of writing BCP Council's 100% council tax premium on furnished second homes affects what some buyers will pay, and has brought some owners to market.
Who rents and buys in Friars Cliff
- Families who want a house near the sand. Three beaches within walking distance, quiet roads and gardens make Friars Cliff a family address. Tenants with children and buyers moving from London or the Home Counties look for a house here rather than a flat elsewhere.
- Downsizers and retirees. Single-storey bungalows with parking and a short level walk to the promenade suit people retiring to the coast. They buy, and they also rent furnished for a few months while a sale elsewhere completes.
- Second home owners. Homes within sight of the sea are bought as second homes and holiday lets. BCP Council's 100% council tax premium on furnished second homes has pushed some owners to let them for longer stays or to sell.
- People working at the airport and the hospital. Contractors at the Aviation Park and staff at the Royal Bournemouth Hospital want a furnished house with a drive for weeks or months, within a short drive of Hurn and Castle Lane East.

Selling your property in Friars Cliff: questions
Who buys homes in Friars Cliff?
Mainly downsizers and retired couples looking for a bungalow near the sea, families relocating to Christchurch who want a house with a garden, and buyers of second homes and holiday lets. Each group looks for different things, so the listing leads with what the likely buyer wants first.
Does being close to Friars Cliff Beach add value?
Yes, as a rule. Homes on the roads nearest the promenade and Steamer Point, and those with any sea view, sell at a premium to the rest of the estate. The size of it depends on the house, the plot and its condition, so we value from comparable sales rather than a rule of thumb.
Do you have homes for sale in Friars Cliff?
Not yet. Flexie Estate Agents is taking on sales instructions now. Buyers can register their search with us, and sellers can book a free valuation. We will only describe a home as for sale or sold when it is.
What should I prepare before selling my Friars Cliff house?
Planning permissions and building regulations certificates for any extension, the EPC, guarantees for windows, roof or damp work, and details of any shared drive or private road. For a former holiday let, a record of the bookings and the furniture inventory helps buyers who want to continue it.
Will I pay capital gains tax on selling my Friars Cliff second home?
Possibly. At the time of writing, UK residents report and pay any capital gains tax on a residential property within 60 days of completion. Your main home is usually exempt; a second home or holiday let usually is not. Speak to an accountant, as this is not tax advice.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
