Burley is a small village on open heath in the south-west of the New Forest National Park, about four miles south-east of Ringwood, with ponies in the street and a compact centre of shops, tea rooms and pubs. Homes are cottages, bungalows and larger Forest houses, many with land, and the long-let market is small.

Burley is a small New Forest village on open heath, with ponies grazing past the shops and big houses tucked down gravel lanes. People move here for space, land and the Forest, and they accept that the car does most of the work. Flexie Estate Agents lets, sells and values homes in and around Burley from our Bournemouth office.

Renting in Burley

Long lets are scarce, because so many cottages are second homes or holiday lets. What does come up is usually a bungalow on the roads out of the village, a cottage near the centre or a larger house with land. Tenants are families moving for space, people who keep horses, and couples who work in Ringwood or Bournemouth. Parking and a fence that keeps ponies out are expected.

For furnished stays of a month or more, the group's apartments are in central Bournemouth (property to rent in Bournemouth), a base while you look for a house in the Forest; holiday lets, a large part of Burley's market, are managed through Sea Breeze (holiday let management).

Buying and selling in Burley

Buyers are riders and smallholders, families, downsizers and second-home owners. Burley is inside the National Park but not one of its four defined villages, so the New Forest National Park Authority's stricter policies apply, and a house is valued largely as it stands. Selling your property in Burley and property valuation in Burley explain how we approach it, and our guide to how property valuations work covers the method.

Letting a property in Burley

Council tax and housing standards are New Forest District Council's. Houses with land need clear terms on grazing, fencing and water. Letting agents in Burley covers how we let and manage.

Getting around

Burley has no station, and buses are limited. Ringwood and the A31 are about four miles north-west, for Bournemouth, Southampton and the M27, and the nearest trains are at Brockenhurst, Sway and New Milton. Many residents cycle the old railway route towards Brockenhurst.

Nearby areas

Ringwood is the market town to the north-west, Bransgore is to the south towards Christchurch, and Brockenhurst and Lyndhurst are across the Forest to the east. The New Forest area page covers every village, and Bournemouth is the nearest large town.

Living here

Living in Burley

The homes.Thatched and brick cottages around the village centre and the greens, bungalows and post-war houses on the roads leading out, and larger detached houses in big plots along the lanes towards Burley Street and Bisterne Close, some with paddocks, stables and outbuildings. There are hardly any flats.

Transport

Burley has no station; the nearest are at Brockenhurst, Sway and New Milton, a drive across the Forest. Ringwood and the A31 are about four miles north-west, giving a quick run to Bournemouth, Southampton and the M27. The roads across the open Forest carry a 40mph limit.

Schools

A primary school in the village, with secondary schools in Ringwood and nearby towns and Brockenhurst College for students aged 16 and over.

Work and hospitals

Local work is in the shops, tea rooms, pubs and riding and land businesses. Most residents commute to Ringwood, Bournemouth or Southampton by car. The Royal Bournemouth Hospital is the nearest large hospital.

Shops and eating

A village centre of gift shops, a fudge shop, tea rooms, pubs, a village shop and a cider farm, with Ringwood's market town and supermarkets a short drive away.

Forest, coast and parks

Open heath on every side, Castle Hill and its Iron Age hillfort, a cycle hire shop in the village and the off-road route along the old railway towards Brockenhurst, with the coast at Christchurch and Highcliffe a short drive south.

The market

Who rents and buys in Burley

Riders and smallholders

Houses with paddocks, stables and sometimes rights of common bring equestrian buyers and tenants who keep animals on or near the open Forest.

Families moving for space

Families from Bournemouth and Southampton move for big gardens, the heath and the village school, and accept the drive to work.

Downsizers and retirees

Cottages and bungalows near the centre attract buyers who want a small village with shops and pubs on foot.

Second homes

The village's name is known well beyond Hampshire, and its cottages are bought as second homes and holiday lets, which keeps long lets scarce.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Burley: questions

Is Burley one of the National Park's defined villages?

No. The four defined villages in the New Forest National Park Authority's Local Plan are Ashurst, Brockenhurst, Lyndhurst and Sway. Burley falls under the stricter policies for the rest of the Park, so at the time of writing extensions, new outbuildings and conversions are harder to get approved.

How do I get from Burley to work in Bournemouth or Southampton?

By car, mostly. Ringwood and the A31 are about four miles north-west, with the A338 to Bournemouth and the M27 to Southampton beyond. The nearest stations are at Brockenhurst, Sway and New Milton. Buses are limited, so a car is close to essential.

Can I keep a horse at a rented house in Burley?

Only where the property has suitable land and the tenancy allows it. Some houses come with paddocks and stables; the tenancy should say who maintains the fencing, water and grazing, and whether any rights of common pass to the tenant.

Do Burley second homes pay extra council tax?

At the time of writing, New Forest District Council has charged a 100% premium on furnished homes that are nobody's main residence since 1 April 2025. Holiday lets that pass the business rates test pay business rates instead. This is general information, not tax advice.

Are there homes to rent long term in Burley?

A few at a time. Many cottages are second homes or holiday lets, so long lets come up less often than in Ringwood or Brockenhurst. Register with us and we will call when a suitable house is instructed.
