A Burley valuation starts outside. The heath at the end of the garden, the paddock, the stables and the lane the house sits on often tell us more about its value than the number of bedrooms. Then come the planning position, the services and the condition of the house. Flexie Estate Agents gives free sales and rental valuations in and around Burley and explains every figure. This is the Burley detail behind our property valuation service.

What we look at in Burley

  • Setting. Direct access to the open Forest, views of the heath, and how far the house is from the village centre.
  • Land. Acreage, fencing, gates, water supply, stabling, field shelters and access for a horsebox.
  • Rights. Rights of common registered to the land, and any rights of way across it.
  • Planning. Extensions and outbuildings already built and their consents, and what the National Park's rules allow outside the defined villages.
  • Services. Mains or private drainage, oil, LPG or electric heating, and broadband speed.
  • Condition. Roof or thatch, windows, kitchen and bathrooms, and the EPC.
  • Parking. Room for two or more cars, and for a trailer or horsebox where there is land.

Sale value and rental value

A sales valuation is the price a buyer is likely to pay now, based on recent sales of similar homes. A rental valuation is the monthly rent a referenced tenant is likely to pay. In Burley the two can diverge sharply. Land adds a great deal to the sale price for an equestrian buyer but less to the rent, because only some tenants keep animals. A modest bungalow can let readily while selling to a narrower group. Our guide to how property valuations work explains the methods.

For a rent figure before the visit, the instant rent estimate works from your postcode, bedrooms and property type; it does not account for paddocks or stabling, which the visit adds.

How a visit works

We book a time and walk the house and the land with you, look at the boundaries and buildings, and ask about the planning history, the services and the work you have done. We then compare recent sales or lets of similar Forest properties and send the figure in writing with the evidence. There is no charge and no obligation.

Many Burley cottages near the centre are second homes or holiday lets. If yours is, we also set out that at the time of writing New Forest District Council charges a 100% council tax premium on furnished homes that are nobody's main residence, a cost second-home buyers now weigh before they offer.

After the valuation

If you sell, selling your property in Burley sets out our marketing to equestrian buyers, families and second-home owners. If you let, letting agents in Burley explains how we let houses with land. The Forest-wide approach is on property valuation in the New Forest, we value on the same basis in Bournemouth, and the Burley area page describes the village.

The local market

The Burley property market

Burley is a small village on open heath in the south-west of the New Forest National Park, about four miles south-east of Ringwood, with ponies in the street and a compact centre of shops, tea rooms and pubs. Homes are cottages, bungalows and larger Forest houses, many with land, and the long-let market is small.

Value in Burley is about land and setting more than floor area.

The heath. A garden that opens onto the open Forest, or a view across the heath to Castle Hill, is what many buyers come for.

Plot and paddocks. Acreage, fencing, water, stabling and access for a horsebox are valued by equestrian buyers, and plot size matters to everyone.

Rights of common. Where they are registered to the land, they add to the field of riders and commoning families who will bid.

The village centre. A walk to the shops, tea rooms and pubs suits downsizers and second-home buyers; a quiet lane suits families and riders.

Planning. Burley is not one of the National Park's defined villages, so at the time of writing extensions are restricted. We value the house as built and permitted.

Condition and services. Thatch, oil or LPG heating, private drainage, broadband and the EPC are all checked by buyers and their lenders.

Who rents and buys in Burley

  • Riders and smallholders. Houses with paddocks, stables and sometimes rights of common bring equestrian buyers and tenants who keep animals on or near the open Forest.
  • Families moving for space. Families from Bournemouth and Southampton move for big gardens, the heath and the village school, and accept the drive to work.
  • Downsizers and retirees. Cottages and bungalows near the centre attract buyers who want a small village with shops and pubs on foot.
  • Second homes. The village's name is known well beyond Hampshire, and its cottages are bought as second homes and holiday lets, which keeps long lets scarce.

FAQs

Property valuation in Burley: questions

How do you value a house with land in Burley?

We look at the house and the land separately and together: acreage, fencing, water, stabling, field shelters, access and any rights of common, then compare with recent sales of similar Forest properties. Where the land is extensive or agricultural, we may suggest a specialist rural valuer as well.

Do rights of common add value?

To riders and commoning families, yes; to most other buyers, little. We confirm what is registered to the land and value it by how many of the likely buyers will want it. Rights of common are attached to the land and pass with it on sale.

Why can't you value the potential to extend?

Because Burley is outside the National Park's four defined villages, and at the time of writing the New Forest National Park Authority restricts extensions there. A buyer cannot rely on permission that does not exist, so we value what is built and permitted.

Can you give a rent figure for a Burley house?

Yes. Families, riders and couples working in Ringwood or Bournemouth rent in Burley, and we price the rent for the likely tenant, with or without the land. The instant rent estimate gives a first figure online before we visit.

Is the valuation free?

Yes, and without obligation. We send the figure in writing with the comparable evidence from recent Forest sales or lets. If you instruct us afterwards, the fee is agreed in writing before any marketing starts.
