A New Forest valuation starts with the setting. Two houses of the same size can be worth very different amounts if one opens onto the heath and the other faces a main road, or if one has a paddock and rights of common and the other a small garden. Flexie Estate Agents gives free sales and rental valuations across the western and southern Forest, and explains every figure. This is the New Forest detail behind our property valuation service.
What we look at
- Position. Distance to the open Forest, the village centre, a school and a station. Quiet lanes against the A35 and A337 through Lyndhurst and the main roads.
- Land and buildings. Plot size, paddocks, stables, garages and workshops, and whether any outbuilding has permission as a separate home.
- Planning history. What has been extended already and what the National Park Authority or the district council has approved or refused.
- Condition and services. Roof and thatch, heating by oil, gas or heat pump, private drainage, broadband speed and the EPC.
- Parking. Almost every Forest household runs a car, often two, and a drive is expected.
Sales valuation and rental valuation
A sales valuation is the price a buyer is likely to pay in the current market, set against recent sales of similar homes. A rental valuation is the monthly rent a referenced tenant is likely to pay on a tenancy. The two answer different questions, and many Forest owners want both before deciding. Our guide to how property valuations work explains the methods.
Before we visit, the instant rent estimate gives a first rent figure from your postcode, bedrooms and property type.
How a visit works
We arrange a time, walk the house and the land with you, ask about the work you have done and the paperwork you hold, and take notes and measurements. Back at the office we compare recent sales or lets nearby, then send the figure in writing with the evidence. There is no charge and no obligation.
If the house is a second home, we also set out the holding costs a buyer will weigh. At the time of writing, New Forest District Council charges a 100% council tax premium on furnished homes that are nobody's main residence, and a second-home buyer pays the 5% stamp duty surcharge on top of the standard bands. Both shape what that buyer will offer, and both are worth knowing before you set an asking price.
Village by village
Each village values differently, and each has its own page: Lymington for the harbour and old town, Milford on Sea for sea views, Brockenhurst and Sway for the station, Lyndhurst for the High Street and Burley for the heath.
If you then sell, selling in the New Forest explains our marketing; if you let, see letting agents in the New Forest. We value on the same basis in Bournemouth, and the New Forest area page describes the villages.
The The New Forest property market
The New Forest is a National Park of heath, woodland and grazed lawns, ringed by market towns and villages where commoners' ponies and cattle walk the streets. Homes are mostly houses and cottages rather than flats, planning holds new building down, and many cottages are second homes or holiday lets, so the long-let stock is small.
Value in the New Forest turns on a few things buyers and tenants check before anything else.
Access to the open Forest. A garden gate onto the heath, a lane that ends at a grazing lawn or a short walk to the woods adds more than an extra bedroom in many villages.
Land. Plot size, paddocks, stabling and outbuildings, and whether the property carries rights of common, matter to riders and smallholders.
The station. Brockenhurst and Sway are on the main line, and Lymington has its branch, so a short walk to a platform widens the buyer pool to commuters.
The coast. At Milford on Sea and Lymington a view of the Solent or the Needles is a value in its own right.
Planning. Inside the National Park, the New Forest National Park Authority limits extensions outside the four defined villages, at the time of writing, so a house is valued as it stands, not as it might be extended.
Condition, heating type, drainage, parking and broadband complete the picture.
Who rents and buys in The New Forest
- Commuters on the main line. Brockenhurst and Sway put Southampton and Bournemouth a short train ride away, and the fastest trains from Brockenhurst reach London Waterloo in about an hour and a half. Professionals rent here first and buy once they know the villages.
- Retirees and downsizers. Lymington, Milford on Sea and the Forest villages draw buyers retiring from London and the Home Counties, who want bungalows, cottages and a level walk to the shops.
- Families moving for space. Families come for gardens, the Forest on the doorstep and the village schools, and often rent for a year while they learn which village and which catchment suits them.
- Second homes and holiday lets. A large share of the cottages are second homes or holiday lets, which keeps buyers competing for character property and leaves fewer houses on long tenancies.
- Riders and smallholders. Houses with paddocks, stables and sometimes rights of common attached to the land attract equestrian buyers and tenants who keep animals.

Property valuation in The New Forest: questions
Is a New Forest valuation free?
Yes. A sales or rental valuation is free and carries no obligation. We visit, look at the house, the plot and the paperwork, and send the figure with the reasons and the comparable evidence behind it. If you then instruct us, the fee is agreed in writing first.
Do you value houses with land and paddocks?
Yes. We look at the acreage, fencing, water supply, stabling, access for a horsebox and any rights of common, because equestrian buyers pay for usable land rather than acreage alone. Where a property has agricultural ties or very large grounds, we may recommend a specialist rural valuer alongside us.
How does the National Park affect a valuation?
We value what a buyer can rely on. Inside the Park, the New Forest National Park Authority limits extensions outside the defined villages at the time of writing, so we look at what has already been built, what permissions exist and what is unlikely to be approved. Potential that planning would not support is not in the figure.
Can I get a rent figure as well as a sale price?
Yes. Many Forest owners weigh selling against letting, so we can give both at the same visit. A long-let rent depends on condition, parking, the garden and how far the house is from a station or school. The instant rent estimate gives a first figure online before we visit.
How long does a valuation visit take?
Usually under an hour for a cottage or family house, longer where there is land or outbuildings to walk. We then check recent sales and lets nearby and send the figure in writing. Have the planning history, any guarantees and drainage records ready if you can.

Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
