A Sway valuation starts with three questions: how far is the station, how big is the plot, and what is the lane like? The answers explain most of the difference between two houses of similar size in the village. After that come Forest access, land, the planning history and the condition of the house. Flexie Estate Agents gives free sales and rental valuations across Sway and explains every figure. This is the Sway detail behind our property valuation service.
What we look at in Sway
- Station. The walk or cycle to the platform, and whether the route is lit and paved.
- Plot. Garden size, shape, privacy and orientation, and whether there is room for parking, a garage or outbuildings.
- Lane. Quiet or busy, made or unmade, private or adopted, and any rights of way.
- Forest access. Distance to the heath and bridleways, and how livestock use the lane.
- Land and buildings. Paddocks, stables, barns and annexes, and whether each has the consent it needs.
- Services and condition. Drainage, heating fuel, broadband, roof, windows and the EPC.
Sale value and rental value
The sales valuation is the price a buyer is likely to pay now, based on recent sales of comparable homes. The rental valuation is the monthly rent a referenced tenant is likely to pay. In Sway both are strongest within reach of the station, but they reward different things: buyers pay heavily for plot size and land, while tenants care more about the route to the station and the school and less about acreage. Our guide to how property valuations work explains the methods.
The instant rent estimate gives a first figure online from postcode, bedrooms and property type; it does not know the plot or the lane, which the visit adds.
How a visit works
We book a time, walk the house and the grounds with you, look at the lane and the parking, and ask about the work you have done and the paperwork you hold. We then compare recent sales or lets in Sway and nearby villages, and send the figure in writing with the evidence behind it. There is no charge and no obligation. Planning permissions, building regulations certificates and drainage records help us be precise.
If the home is a second home, we also explain that at the time of writing New Forest District Council charges a 100% council tax premium on furnished homes that are nobody's main residence, which second-home buyers weigh.
After the valuation
If you sell, selling your property in Sway sets out our marketing. If you let, letting agents in Sway explains how we find tenants. The Forest-wide approach is on property valuation in the New Forest, we value on the same basis in Bournemouth, and the Sway area page describes the village.
The Sway property market
Sway is a spread-out village on the southern edge of the New Forest National Park, with its own station on the main line and the coast at Lymington and New Milton a short drive away. Homes are mostly detached houses in large gardens along quiet lanes, with cottages and converted outbuildings, and buyers outnumber the homes to let.
In Sway, value follows the station, the plot and the lane.
The station. A short walk or cycle to Sway station opens a home to commuters and London buyers. The route counts as well as the distance: a lit pavement beats a dark lane.
Plot size. Sway's houses sit in larger gardens than most Forest villages, and buyers compare them on plot as much as floor area.
The lane. Quiet, private and leafy adds value; a busy through road or an unmade track can take some away.
Forest access and land. Houses on the north side, near the heath, with paddocks and stabling, attract riders.
Planning. Sway is a defined village in the National Park's Local Plan, so there is more scope to extend than in the open Forest; we value permissions that exist, not hopes.
Services and condition. Mains or private drainage, gas or oil, broadband, roof, windows and the EPC complete the picture.
Who rents and buys in Sway
- Commuters by rail. A station in the village lets people work in Southampton, Bournemouth or London and live on a Forest lane, which few villages can offer.
- Families wanting space. Large gardens, quiet lanes, the village school and both the Forest and the beach within reach bring families from the towns.
- Riders. Houses with paddocks on the Forest side, and bridleways onto the open heath, attract equestrian buyers and tenants.
- Downsizers. Cottages and bungalows near the station and the shops suit buyers who want the Forest with a train still within a walk.

Property valuation in Sway: questions
How much does the station add to a Sway home?
There is no fixed amount, but a home with an easy, safe route to Sway station draws commuters and London buyers as well as local families, and that wider field usually supports the price. We compare against recent sales at similar distances from the station.
Do you value large plots and paddocks?
Yes. We look at the size and shape of the garden or land, fencing, water, stabling and access, and compare with recent sales of similar plots in Sway and nearby. Where land is extensive, we may suggest a specialist rural valuer as well.
Does Sway's defined village status change my valuation?
It can affect what buyers think is possible, because the New Forest National Park Authority's Local Plan gives defined villages more scope. But we value what is built and permitted. If you have planning permission for an extension, it can be reflected; an idea without permission is not.
Can I get a rent figure as well?
Yes. Commuters and families rent in Sway, and we can give a rental valuation at the same visit. The instant rent estimate gives a first figure online from your postcode, bedrooms and property type.
Is the valuation free?
Yes, with no obligation. We send the figure in writing with the comparable evidence from recent sales or lets in and around Sway. If you instruct us afterwards, the fee is agreed in writing before marketing begins.

Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
