Flexie Estate Agents lets and manages homes for landlords in Sway, the New Forest village with its own station on the main line. We value the rent, market the home, reference every adult, draw up the tenancy and protect the deposit, and with management we look after the property afterwards. This page is the Sway detail behind our letting agents service.

What lets in Sway

  • Family houses on the lanes. Detached and semi-detached, with large gardens and drives. Families take them for the space and the school and stay for years.
  • Cottages near the station. For commuters and couples who want to walk to the train and the village shops.
  • Forest-side houses. On the north of the parish, with the heath at the end of the lane. Some come with paddocks for tenants who keep horses.
  • Permitted annexes and conversions. Smaller homes for single tenants, where planning allows them to be let separately.

Who the tenants are

Sway tenants are often moving from a town and want the Forest without losing the train. Commuters check the walk to the platform and the broadband. Families check the school, the garden and the safety of the lane. Horse owners check the turnout and the bridleways. Everyone needs to know that ponies and cattle may wander the Forest-side lanes and that gates must be kept shut.

How we let your property

Valuation. A visit that takes in the lane and the route to the station, then a rent range with the reasons. The instant rent estimate gives an online starting point.

Marketing. Photographs that show the house, the garden and the lane, a floor plan, the portals and our list of registered tenants, including relocating households staying in the group's Bournemouth apartments, a few stops down the line.

Referencing. For every adult: identity, Right to Rent, credit, income and a past landlord's reference, plus a guarantor where affordability needs one. The tenant referencing guide explains each check.

Move in. A tenancy written to the Renters' Rights Act, the deposit protected within 30 days, the prescribed information served, the certificates handed over and a photographed inventory including gates and fences.

Every let needs a gas safety check where there is gas, an electrical report within five years, smoke alarms on each storey, a carbon monoxide alarm by any fixed combustion appliance, an EPC of band E or better and Right to Rent checks. At the time of writing tenancies are periodic, rent can rise once a year by section 13 notice and no more than one month's rent is taken in advance. You choose tenant find, rent collection or fully managed; the fees page sets out each.

Sway and the wider area

We let across the New Forest and in Bournemouth. To sell instead, see selling your property in Sway, or book a Sway valuation. The Sway area page describes the village for tenants.

The local market

The Sway property market

Sway is a spread-out village on the southern edge of the New Forest National Park, with its own station on the main line and the coast at Lymington and New Milton a short drive away. Homes are mostly detached houses in large gardens along quiet lanes, with cottages and converted outbuildings, and buyers outnumber the homes to let.

Sway lets on two things: the station and the space. Trains from the village run to Brockenhurst, Southampton and London Waterloo one way and to New Milton and Bournemouth the other, so commuters can live on a Forest lane without driving to work. Families come for large gardens, quiet lanes and the village primary school, with the beaches at Milford on Sea and Barton on Sea a short drive away.

Most rented homes are detached or semi-detached houses on the lanes, with some cottages near the station and the shops and a few converted outbuildings on the Forest side.

Three points affect a Sway landlord.

The lanes. Many have no pavements or street lights, so tenants with young children or without a car look closely at the walk to the station and the school.

Annexes and outbuildings. Sway is a defined village in the National Park's Local Plan, but an annexe still needs permission from the New Forest National Park Authority to be let as a separate home.

The council. New Forest District Council handles licensing and council tax, and at the time of writing charges a 100% premium on furnished empty homes.

Who rents and buys in Sway

  • Commuters by rail. A station in the village lets people work in Southampton, Bournemouth or London and live on a Forest lane, which few villages can offer.
  • Families wanting space. Large gardens, quiet lanes, the village school and both the Forest and the beach within reach bring families from the towns.
  • Riders. Houses with paddocks on the Forest side, and bridleways onto the open heath, attract equestrian buyers and tenants.
  • Downsizers. Cottages and bungalows near the station and the shops suit buyers who want the Forest with a train still within a walk.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Sway does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Sway: questions

Who rents in Sway?

Commuters to Southampton, Bournemouth and London, families who want space and the village school, people working in Lymington and New Milton, and buyers renting while they search the Forest. Most want parking, a garden and a sensible walk or cycle to the station.

Does the station help a Sway let?

Yes. A house within a walk or short cycle of Sway station appeals to commuters as well as families, which widens the field and usually shortens the wait for the right tenant. We note the distance and the route in the listing.

Can I let my converted barn or annexe in Sway?

Only if it has permission to be used as a separate dwelling. The New Forest National Park Authority decides that, and many annexes carry a condition tying them to the main house. We check the planning history before marketing.

What do tenants ask about the lanes?

Whether there is a pavement or street lighting on the way to the station and school, how the lane copes in winter, and whether ponies and cattle use it. We answer honestly at viewings so the tenant who signs knows what to expect.

Do older Sway houses need extra checks?

Some do. Oil heating and solid fuel stoves need servicing and a carbon monoxide alarm, private drainage needs emptying, and the EPC must be band E or better. We check these at the valuation so the house is ready before marketing.

What service levels do you offer in Sway?

Tenant find, rent collection and fully managed. All include referencing, the agreement and deposit protection; full management adds inspections, repairs through local contractors and certificate renewals. Fees are agreed in writing before you instruct us.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
