Property valuation in Swanage
Free sales, rental and holiday let valuations in Swanage: the bay view, the walk to the beach, parking, the lease on a split villa and Purbeck planning rules, weighed on a visit.
Property valuationSwanage is a Purbeck seaside town under Dorset Council, where Victorian stone villas, many split into flats, and family houses on the slopes above the bay make up most of the stock. Holiday lets and second homes are a large part of the market; long lets go to local workers, families and retirees, and there are fewer of them than demand.
Swanage is a Purbeck seaside town on a sheltered sandy bay at the eastern end of the Jurassic Coast, with a Victorian pier, a heritage railway and stone villas climbing the slopes behind the seafront. It is under Dorset Council, it is one of the strongest holiday let markets in the county, and we let, sell and value homes here from our Bournemouth office across the chain ferry.
Renting in Swanage
Long lets are scarce here because so much of the stock is used as holiday lets or second homes. What does come up is mostly flats in converted villas and family houses above the bay, rented by people who work in the town, families and retirees. Letting agents in Swanage explains how we let and reference for landlords here.
Because holiday lets are the local market, we offer holiday let management through Sea Breeze for Swanage owners, and for furnished stays of a month or more the group's apartments are in Bournemouth with bills included (property to rent in Bournemouth).
Buying and selling in Swanage
Buyers are second-home owners, retirees and people moving to Purbeck for the coast, with a smaller number of local families. A sea view, parking and a level walk to the beach lift a home above the rest, and few have all three. Many flats are leasehold shares of a converted villa, so the lease matters. At the time of writing some new homes carry a principal residence condition under the Purbeck Local Plan. Selling your property in Swanage and property valuation in Swanage cover the detail, and our guide to buying a leasehold flat explains the lease checks.
Letting a property in Swanage
At the time of writing Dorset Council charges a 100% council tax premium on furnished homes with no resident, unless the home qualifies for business rates as a holiday let. Owners choosing between a long let and a holiday let should weigh that against occupancy and costs.
Getting around
There is no main line station: the Swanage Railway is a heritage line to Corfe Castle and Norden, and Wareham is the nearest main line stop. By road it is the A351 through Corfe Castle, or the Sandbanks chain ferry and Studland. Summer traffic on both routes is heavy, which tenants and buyers who commute should know.
Nearby areas
Studland and Corfe Castle are the villages on the two routes out, Wareham is the market town at the head of Purbeck, and Sandbanks is across the ferry. See estate agents in Poole for the nearest large town.
Living in Swanage
The homes.Victorian and Edwardian Purbeck stone villas and terraces near the seafront and the town centre, many divided into flats; post-war houses and bungalows on the slopes above the bay towards Herston and Durlston; a few newer developments on the edges. Sea views and parking are both limited, and homes with both are scarce.
Transport
Swanage has no main line station. The heritage Swanage Railway, the old Purbeck branch, runs to Corfe Castle and Norden. By road the A351 runs through Corfe Castle to Wareham, which has the nearest main line station, and the Sandbanks chain ferry and the Purbeck Breezer bus link the town with Poole and Bournemouth.
Schools
The Swanage School is the town's secondary, with primary schools in the town. The Purbeck School in Wareham is the other state secondary for the area.
Work and hospitals
Work is mostly local: tourism, hospitality, the quarries, schools and care, with some commuting to Poole. Swanage Hospital is a community hospital; the nearest emergency department is at Poole or Dorchester.
Shops and eating
Station Road, Institute Road and the High Street carry independent shops, cafes and pubs, with the seafront and the pier for eating out in summer.
Beaches, coast and countryside
A sheltered sandy beach curves round the bay in the middle of the town. The coast path runs north to Old Harry Rocks and Studland and south to Durlston Country Park, all part of the Jurassic Coast World Heritage Site.
Who rents and buys in Swanage
Holiday lets and second homes
Families booking beach weeks, walkers on the Jurassic Coast and divers at the pier make Swanage a strong holiday market, and buyers from London and the Home Counties buy for weekends and retirement.
Retirees
Level homes near the seafront and the shops sell to older buyers who know the town from holidays.
Local workers and families
People working in the town's schools, care homes, shops and hospitality need long lets, and there are fewer available than they need.
Remote workers and relocations
People who work from home move to Purbeck for the coast, often renting before they buy.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

Estate agents in Swanage: questions
Which council covers Swanage?
Dorset Council, not BCP. Council tax, planning and housing standards go through Dorset Council, and Swanage Town Council deals with local matters such as the beach and the town's parks.
Is there a second homes council tax premium in Swanage?
At the time of writing Dorset Council charges a 100% premium on furnished homes that are nobody's main residence, from 1 April 2025. A holiday let that is available for 140 nights and actually let for 70 a year is assessed for business rates instead.
Can new homes in Swanage be bought as second homes?
Not always. At the time of writing the Purbeck Local Plan, adopted in 2024, includes a principal residence policy that can require some new homes to be lived in as a main home. Ask your solicitor to check the planning conditions on any new-build. This is not legal advice.
Do you manage holiday lets in Swanage?
Yes, through Sea Breeze Property Services, our holiday let management arm, for 16% commission with no retainer. We also let homes to long-term tenants and sell homes in the town.
How do you reach Swanage from Bournemouth?
Either across the Sandbanks chain ferry, about 14.5 miles from our office, or round by road through Wareham, about 26 miles. The ferry is quicker when it runs; it is withdrawn for maintenance at times, so allow for the longer route.
