Wareham is a small Saxon walled town between the rivers Frome and Piddle, at the head of Poole Harbour, with Georgian streets meeting at the Cross, a quay on the Frome and a main line station. It is under Dorset Council and is the gateway to Purbeck. We let, sell and value homes here from our Bournemouth office, about fifteen miles away.

Renting in Wareham

The station makes Wareham the Purbeck town where commuters can rent and still reach Poole, Bournemouth or Southampton by train. Tenants are families, commuters, and engineers and staff at Wytch Farm and the Dorset Innovation Park. Most homes are houses, from cottages inside the walls to semis in Sandford. Letting agents in Wareham explains how we let and reference here.

For furnished stays of a month or more, the group's apartments are in Bournemouth with bills included (property to rent in Bournemouth), and we offer holiday let management through Sea Breeze for owners whose home suits visitors touring Purbeck.

Buying and selling in Wareham

Inside the walls, period houses sell on character to buyers who accept listed-building rules and older fabric. Outside them, family houses and bungalows sell to families, first-time buyers and retirees. Parts of the town near the rivers are in flood risk zones, which buyers and lenders check. Selling your property in Wareham and property valuation in Wareham cover the detail, and our guide on how to sell your home sets out the steps.

Letting a property in Wareham

At the time of writing Dorset Council charges a 100% council tax premium on furnished homes with no resident. Period homes can take more work to reach EPC band E and to pass an electrical inspection, and listed-building consent may be needed for some upgrades.

Getting around

Trains run from Wareham to Poole, Bournemouth, Southampton, London Waterloo and Weymouth. The A351 runs to Poole and down into Purbeck, and summer traffic through the town can be slow. The old town is compact and walkable; parking inside the walls is limited.

Nearby areas

Swanage and Corfe Castle are south along the A351, Hamworthy is the Poole suburb across the harbour, and Weymouth is west along the line. See estate agents in Poole for the nearest large town.

Living here

Living in Wareham

The homes.Georgian and older townhouses and cottages inside the walls, much of it listed and in the conservation area; Victorian and inter-war houses near the station in Northport; post-war semis, bungalows and newer estates in Sandford and on the edges. Flats are few, so most homes that let and sell are houses.

Transport

Wareham station is on the South West Main Line, with trains to Poole, Bournemouth, Southampton, London Waterloo and Weymouth. The A351 runs to Poole and south into Purbeck, and the A352 west towards Wool.

Schools

The Purbeck School is the town's state secondary, with primary schools in Wareham, Sandford and the villages.

Work and hospitals

Wytch Farm oil field near Corfe Castle and the Dorset Innovation Park near Wool employ people all year, and Poole and Bournemouth are within commuting reach by train. Poole Hospital and Dorset County Hospital in Dorchester are the nearest emergency hospitals.

Shops and eating

North Street, South Street and West Street meet at the Cross, with independent shops, pubs and restaurants, and the Quay on the Frome for eating out in summer.

Rivers, heath and harbour

The Frome and the Piddle run either side of the town, the Saxon walls make a walk round the old town, Wareham Forest is to the north and the RSPB reserve at Arne is on Poole Harbour to the east. Studland and Swanage beaches are a short drive.

The market

Who rents and buys in Wareham

Rail commuters

A main line station puts Poole, Bournemouth and Southampton within commuting reach, which is unusual for a Purbeck town.

Work at Wytch Farm and the Innovation Park

Engineers and staff at the oil field and the Dorset Innovation Park rent near work, and some buy when a job is permanent.

Families and first-time buyers

A secondary school in the town and houses in Sandford and Northport bring families and first-time buyers priced out of Poole.

Retirees and Purbeck movers

Period homes inside the walls and bungalows on the edges sell to people moving to Purbeck for the harbour, the heath and the coast.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Wareham: questions

Which council covers Wareham?

Dorset Council, not BCP. Council tax, planning and housing standards go through Dorset Council, and Wareham Town Council handles local matters. The town was in the former Purbeck district until 2019.

Can I commute from Wareham by train?

Yes. Wareham station is on the main line, with trains to Poole, Bournemouth, Southampton and London Waterloo, and west to Weymouth. That makes it the most practical Purbeck town for tenants and buyers who work elsewhere.

Do homes in Wareham flood?

The town sits between two rivers and parts of it near the Frome and the Piddle are in flood risk zones. Check the government's flood map for the address, and ask your surveyor and insurer. This is general information, not survey advice.

Are there restrictions on period houses inside the walls?

Much of the old town is in a conservation area and many buildings are listed, which affects windows, roofs, extensions and some internal work. Check with Dorset Council before buying to alter or before upgrading a let to meet the EPC rules.

Do you cover Wareham from Bournemouth?

Yes. Our office on Charminster Road is about fifteen miles away by road. We value, market and let homes in Wareham, Sandford, Stoborough and the villages, and we confirm which services we offer for your address before you instruct us.
