Furnished Pokesdown flats let for 28 nights or more through the Flexiestays platform, to contractors, placement staff, remote workers and relocations who want a station at the end of the road and the bills included.

  • 4.9/5 786 reviews
  • 130 properties managed
  • Since 2018 letting in Bournemouth

A long term let in Pokesdown is a furnished stay of 28 nights or more, with the bills included and no fixed term for the guest, in a landlord's flat near the station. The group lets apartments this way in central Bournemouth and on the West Cliff; in Pokesdown we do it for landlords through the Flexiestays platform. The service is set out on our long term lets page.

Why Pokesdown suits a long stay

Pokesdown grew up around its station, opened in 1886, and the station still decides who lives here for a few months at a time. At the time of writing there are two trains an hour each way off peak, about four minutes to Bournemouth and direct services to London Waterloo. Buses run along Christchurch Road to the town centre and Christchurch, and the Royal Bournemouth Hospital is a short bus ride north. Boscombe's supermarkets are under a mile west, Southbourne Grove a short walk east, and the antique and vintage shops between them give a guest more than a commuter base.

Who stays

  • Contractors working in Bournemouth, Christchurch or along the line, who travel home at weekends.
  • Remote workers who want a season on the coast with a direct train to London for meetings.
  • Placement staff who do not drive, including NHS staff on the bus to the Royal Bournemouth Hospital.
  • Relocations, trying the east side of Bournemouth before they buy or rent.
  • People between homes, often local households whose purchase has slipped.

What your flat needs

One or two bedrooms, the second set up as a study if possible, broadband that holds a video call, a desk, a washing machine and somewhere to dry clothes, heating that warms every room in January, and a bedroom away from Christchurch Road. A clear note on parking matters for contractors who drive; for everyone else, the walk to the platform is the selling point.

How it works through the Flexiestays platform

We photograph and list the flat on the Flexiestays platform, Bournemouth's number one for winter and long stays, agree the monthly price with you, check each guest and the purpose of the stay, take a standard cleaning and security deposit, and check the guest in and out against an inventory with an inspection in between. What a stay looks like from the guest's side is on property to rent in Bournemouth, where the group's apartments are listed. Our guide to corporate lets and relocation explains employer bookings.

The rules to check

At the time of writing, BCP Council charges a 100% council tax premium on furnished second homes, and stays of more than 28 nights do not count towards the 70 let nights that qualify a property for business rates. Many Pokesdown flats are leasehold, so the lease must allow this kind of letting. A guest who makes the flat their only home may become a tenant, so every booking is checked.

For a tenancy, see letting agents in Pokesdown and property management in Pokesdown. For a flat that takes holiday guests in summer, see winter lets in Pokesdown. Owners weighing a sale can start with property valuation in Pokesdown or selling your property in Pokesdown. The town-wide page is long term lets in Bournemouth, and the village is on the Pokesdown area page.

The local market

The Pokesdown property market

Pokesdown is the station village between Boscombe and Southbourne, grown up around Pokesdown station since 1886. Victorian and Edwardian terraces and divided villas let to commuters, couples and sharers who want the main line, the beach under a mile away and rents a step below the clifftop.

The Flexiestays group's apartments are in central Bournemouth and on the West Cliff (BH2), one stop west by train. In Pokesdown we let landlords' furnished flats and small houses the same way: stays of 28 nights or more, bills included, booked through the Flexiestays platform.

Pokesdown's long-stay appeal is the station. Pokesdown for Boscombe is on the main line, about four minutes from Bournemouth with direct trains to London Waterloo, so a guest can work in the town centre, travel to London for meetings or go home at weekends without a car. That brings contractors working in Bournemouth or Christchurch, remote workers spending a season by the sea, staff on placements at the Royal Bournemouth Hospital who take the bus, people relocating, and households between homes.

The flats that suit them are one and two-bedroom conversions a few minutes from the platform, with a bedroom away from Christchurch Road, a desk and fast broadband. The platforms are reached by stairs at the time of writing, which the listing says plainly.

Who rents and buys in Pokesdown

  • Rail commuters. A main-line station on the doorstep brings tenants and buyers who work in the town centre, Southampton or London part of the week and would rather live near a platform than a car park.
  • Couples and young professionals. One and two-bedroom flats in divided villas give the beach, Boscombe and Southbourne within a walk at a rent below the clifftop, which suits couples and single professionals renting their first home on the coast.
  • Sharers and investors. Terraced houses off Christchurch Road let to groups of sharers and sell to investors who want a house that lets, where BCP Council's HMO licensing needs checking before purchase.
  • Contractors and placement staff. Contractors working in Bournemouth or Christchurch, and hospital staff who do not drive, take furnished flats near the station for a few months at a time.

FAQs

Long term lets in Pokesdown: questions

Are the Flexiestays apartments in Pokesdown?

No. The group's 130 apartments are in central Bournemouth and on the West Cliff, one stop from Pokesdown by train, and are listed at property to rent in Bournemouth. In Pokesdown we let landlords' furnished flats for stays of 28 nights or more through the same platform.

Who books a Pokesdown flat for a month or more?

Contractors who work locally in the week, remote workers who want the coast with a direct line to London, staff on placements who do not drive, people relocating to Bournemouth and households between homes. The station is the point for most of them.

Is a flat on Christchurch Road suitable for a long stay?

It can be, if the guest knows. The road carries traffic and buses, and someone sleeping there for months will notice. Flats with bedrooms at the back or on the side roads let more easily for long periods, and we say which rooms face the road.

Is a long stay in my Pokesdown flat a tenancy?

Not where the guest keeps a main home elsewhere and stays for a contract, a placement or a move. A guest who makes the flat their only home may become a tenant whatever the booking says. We check each stay and use the right agreement; this is not legal advice.

What is included in a Pokesdown long stay?

One monthly price covering electricity, gas, water, broadband and council tax, with linen, towels, a full kitchen, a washing machine and a place to work. Older divided villas can be hard to heat, so warmth is checked before the guest arrives and priced in.

Does my lease allow this kind of letting?

Check before listing. Leases in divided villas and newer blocks may require use as a private residence, need the freeholder's consent or bar short lets, and the wording can catch stays of a few months. Tell your mortgage lender and insurer too.

I've had a really positive experience

I've had a really positive experience with the Airbnb building services, and I'd especially like to recognise Nat, Jack, and Reece for how helpful, friendly, and professional they are. They're always approachable, responsive, and willing to go the extra mile to help resolve any issues or answer questions. Their attitude makes a real difference and creates a welcoming experience for residents and guests. A special mention has to go to Natalie, who has been exceptionally helpful. She is consistently kind, attentive, and proactive, and always makes sure things are dealt with properly. Her dedication and willingness to help really stand out and are very much appreciated. Thank you to the whole team for all your hard work, it definitely doesn't go unnoticed!

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
