Winter lets in Burton keep a furnished family house occupied from November to March by letting it for a month or more to people working at the airport, moving to Christchurch or visiting relatives. Flexiestays, Bournemouth's number one platform for winter and long stays, markets the house, and each stay ends in time for the owner's summer. This page is the Burton detail behind our winter lets service.
How a Burton winter runs
The October half term ends the last family holiday weeks. November and early December are steady with working guests if the house is on the right platforms. Christmas and New Year bring relatives visiting families in Christchurch for a few nights. From January to early March projects at Hurn restart and households move, and that is when monthly bookings fill the calendar. In spring the Avon Valley Path and the New Forest towards Bransgore bring walkers back for weekends.
Christchurch gives a long-staying guest somewhere to go: the Monday market on the High Street runs through the winter, the Christmas lights go up in late November, and the Priory and the Quay are a short drive. The village is described on our Burton area page.
What winter guests pay for in Burton
- Space to park. Contractor teams arrive in vans; families arrive with a car each.
- Bedrooms. Three engineers or a family with children can share one house rather than book hotel rooms.
- Warmth and connection. Working central heating, double glazing and broadband good enough for video calls.
- Easy arrival after dark. A key safe or smart lock and a lit drive matter more than a view.
Older homes in the original village near the river may need attention to heating before a winter let.
The 28-night and 140/70-night lines
A let of 28 nights or more is a long stay. At the time of writing, a self-catering home that was available for 140 nights and let for 70 in the previous 12 months is assessed for business rates; one that falls short pays council tax, with BCP Council's 100% premium on furnished second homes since April 2025. Only lets of 28 nights or fewer count towards the 70. So a Burton winter is usually planned with short stays at Christmas and some weekends, and long stays in the quiet weeks. Your accountant should confirm your own position. Our guides to winter lets and council tax and second homes in BCP explain more.
A contractor or a company booking is not a tenancy. A family who sold their home and have nowhere else to live may be in a different position, so each stay starts on the right agreement.
How we run it
We visit, check the heating, parking and connection, set weekly and monthly rates, and list the house. Guests are checked before arrival and every stay is agreed with an end date. If an extension would cut into your summer, we say no.

The Burton property market
Burton is a village in the Avon valley about a mile and a quarter north-east of Christchurch town centre. Most of its housing is 1970s family houses and bungalows with drives and gardens, around an older core with some 18th-century buildings, and it rents and sells to families, airport and engineering staff and people moving to Christchurch.
Burton loses less in winter than the coastal villages, because it never depended on the beach. Its summer guests are families who use it as a roomier base for Avon Beach and Mudeford; its winter guests are people working at Hurn, moving house or visiting family, and they do not follow the school calendar.
January to early March is the strongest stretch for monthly bookings: projects restart after the holidays and people move house. Christmas and New Year bring relatives visiting Christchurch families for a few nights.
The lines still apply. At the time of writing BCP Council charges a 100% council tax premium on furnished second homes. A self-catering home available for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates instead, and only lets of 28 nights or fewer count towards the 70. A winter given entirely to one long stay can change the position.
Who rents and buys in Burton
- Airport and engineering staff. Burton has the closest Christchurch homes to the airport at Hurn and its Aviation Business Park. Engineers and contractors on projects there want a house with parking and an easy drive, and their employer often pays.
- Families. Three and four-bedroom houses with gardens, a village primary school and Twynham School a short trip away bring families who rent while they settle and then buy.
- People moving to Christchurch. Households selling elsewhere to buy on the coast take a furnished house for a few months while a purchase completes, and Burton's drives and space suit them.
- Visiting relatives. Christchurch's older population brings sons and daughters who need a base for weeks when a parent is in hospital or moving into care. A house near the hospitals with room for a family suits them.
Let furnished, from 28 nights, all year round.
A furnished flat in Burton does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Burton: questions
Is Burton good for winter lets?
For longer stays, often better than the coast. Working guests and families care about parking, bedrooms and the drive to Hurn or the schools, not the walk to the sand, and Burton houses have drives and gardens. A harbour cottage may earn more in August; a Burton house holds up from November to March.
Who takes a Burton house in winter?
Contractors and engineers at the Aviation Business Park, often as a team booked by their employer; families between a sale and a purchase in Christchurch; relatives staying near an older parent; and remote workers wanting room to work.
How do the 28-night and 140/70-night lines affect a Burton house?
A stay of 28 nights or more does not count as a let night in the business rates test, which at the time of writing needs 140 nights available and 70 let in the previous year. A winter of month-long stays can move a home back to council tax with the premium. We plan a mix. Ask your accountant.
What does a winter guest need from a Burton house?
Parking for vans or several cars, enough bedrooms for a team or family, central heating that works, double glazing, broadband good enough for video calls, and an easy arrival after dark with a key safe or smart lock.
Can a family moving to Christchurch take my house for the winter?
Yes, and they are a good fit. Because they may treat the house as their home, we agree the dates and the right agreement before they move in, and take legal advice where the stay could become a tenancy.

I've had a really positive experience
I've had a really positive experience with the Airbnb building services, and I'd especially like to recognise Nat, Jack, and Reece for how helpful, friendly, and professional they are. They're always approachable, responsive, and willing to go the extra mile to help resolve any issues or answer questions. Their attitude makes a real difference and creates a welcoming experience for residents and guests. A special mention has to go to Natalie, who has been exceptionally helpful. She is consistently kind, attentive, and proactive, and always makes sure things are dealt with properly. Her dedication and willingness to help really stand out and are very much appreciated. Thank you to the whole team for all your hard work, it definitely doesn't go unnoticed!
Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
