A winter let in Queens Park is a large furnished house let between November and March to a family who need it for weeks: moving to the area, waiting for a repair, or staying near someone in hospital. The houses around the park and the golf course are among the few in Bournemouth that can take a whole family on a long stay, and winter is when that matters most. The full service is on winter lets.
The winter market for a big house
- Relocations with children. Families moving for a job at the hospital, the universities or the offices in town, who need a house while they find a permanent one.
- Displaced households. A flood, a fire or building work that overruns: insurers and families look for a furnished house of the same size near schools and work.
- Hospital families. The Royal Bournemouth Hospital on Castle Lane East is a short drive away, and relatives of a patient on a long stay need somewhere quiet and close.
- Christmas and New Year gatherings, who need beds and a dining table for everyone.
Getting the house winter-ready
A large house has to be warm in every room, not only the sitting room. Before winter we check the boiler, every radiator, the bedrooms at the far end of the house and the thermostat. Families want a table that seats everyone, a desk for whoever is working, a washing machine and a dryer, and parking for two cars. The park on the doorstep, with woodland paths and a play area, gives children somewhere to go on a long stay.
Pricing and the platform
Christmas and New Year are priced as a peak, by the week. From January we set monthly totals with bills included, worked out from the house's real winter energy use, and weekly rates for families who are not sure how long they need. The aim is one long booking across January to March rather than a string of short stays that each need a large-house clean. The house is listed on the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges 8% on the bookings it brings to managed properties.
The 28-night line and the 140/70 test
A stay of 28 nights or more is set up as a serviced stay, and a household that makes the house its only home may become tenants, so each long stay's purpose is confirmed first. A furnished second home in BCP pays a 100% council tax premium at the time of writing unless it is available for 140 nights and let for 70 in the year, when it is assessed for business rates; only lets of 28 nights or less count towards the 70. Winter lets explained and council tax and second homes in BCP cover both.

The Queens Park property market
Queens Park is a leafy residential area between Charminster and Castle Lane, built around one of Bournemouth's largest parks and its public golf course. Large detached Edwardian and interwar houses let to families and senior professionals on long tenancies and sell to families moving up, often for the schools and the quick road out on the Wessex Way.
In August a large Queens Park house competes with every big house near the sea. In January it is one of very few furnished homes in Bournemouth that can take a family of five or six for two months. That scarcity is the winter market here.
The winter guests who need the space are families relocating with children, households whose own home is being repaired or rebuilt, relatives staying near the Royal Bournemouth Hospital about two and a half kilometres east, and multi-generation groups at Christmas and New Year. Contractors book less often than in Kinson or Moordown, because the houses are larger than most teams need.
The cost to watch is heat. A large Edwardian or interwar house uses a lot of energy in January, and the monthly price has to be set from the real bills.
The rules are BCP's. A stay of 28 nights or more is let as a serviced stay with its own agreement. A furnished second home pays council tax with BCP Council's 100% premium unless it is available for 140 nights and let for 70 in the year, counting only lets of 28 nights or less.
Who rents and buys in Queens Park
- Families and space. Four and five-bedroom houses with gardens and drives are scarce in Bournemouth, which brings families to rent and to buy here.
- Senior professionals and relocations. Consultants and managers at the Royal Bournemouth Hospital, staff at the universities and people relocating for senior posts rent here for the space and the hospital route.
- Schools. The grammar schools near Castle Lane and the primary schools round about draw families who plan years ahead.
- The park and the golf course. Living beside one of the town's biggest parks and a public course is the reason many buyers choose Queens Park over a seafront flat.
Let furnished, from 28 nights, all year round.
A furnished flat in Queens Park does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Queens Park: questions
Who books a Queens Park house in winter?
Families who need several bedrooms for weeks: people relocating with children, households displaced while their own home is repaired, and relatives supporting someone at the Royal Bournemouth Hospital. Christmas and New Year add family gatherings who need beds for everyone under one roof.
Is it worth heating a big house for winter guests?
Only if the price covers it. We quote monthly stays with heating, electricity, water and broadband included, set from what the house actually uses in a cold month. A serviced boiler, a smart thermostat and good insulation protect the margin. A cold house collects poor reviews quickly.
Can I keep Christmas for my own family?
Yes. Block the dates before winter bookings open and we let November and the new year around them. If you would rather let Christmas, it is the strongest short peak of the Queens Park winter, because families gathering in Bournemouth need a house that sleeps everyone.
Do long winter stays count for business rates?
No. Only lets of 28 nights or less count towards the 70 let nights a year, alongside 140 nights available. A winter of month-long stays earns but does not help the test, so a furnished second home may pay council tax with BCP Council's premium. Confirm with the council and your accountant.
Will a winter stay run into my summer bookings?
Not unless you agree. We set an end date before Easter for every long winter stay, so spring and summer weeks can go on sale in good time. If an insurer asks to extend a placement, we put it to you first.

Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
