A winter let in Talbot Woods is a large furnished house let between November and March to a household that needs a substantial home for a month or a term. In summer such houses let to groups; in winter the guest changes to someone who is living here for a while, and the house has to be warm, quiet and ready for work and family life. The full service is on winter lets.

Winter guests for a Talbot Woods house

  • Relocating professionals. Senior appointments at the Royal Bournemouth Hospital, the universities and larger employers often bring a family, and a furnished house lets them arrive before they buy.
  • Visiting academics. The spring term brings visiting lecturers and researchers to the Talbot campus on Wallisdown Road.
  • Families mid-renovation. Talbot Woods houses are often extended or refurbished, and their owners need a similar house nearby while the work is done.
  • School families settling near Talbot Heath School during the year.
  • Christmas groups, grown-up children and grandchildren coming home who need more beds than most houses have.

Making a big old house winter-ready

The houses that win long winter stays are warm ones. Before November we check the boiler, every radiator, the bedrooms at the cold end of the house, and draughts at doors and sash windows. In the conservation area, changes to windows and the outside may need consent, so secondary glazing, heavy curtains and thermostatic valves come first. Winter guests also want a study, fast broadband through the whole house, a dryer and parking for two cars. Meyrick Park's paths and Talbot Heath are worth naming for a family on a long stay.

Pricing and the platform

Christmas and New Year are a short peak, priced by the week. From January we set monthly totals with bills included, built from what the house costs to heat, and weekly rates for guests unsure how long they need. One long booking from early January to Easter is usually the best result for a large house, since every changeover means a long clean. The house is listed on the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges 8% on the bookings it brings to managed properties.

The 28-night line and the 140/70 test

A stay of 28 nights or more is set up as a serviced stay, and a household that makes the house its only home may become tenants, so we confirm each stay's purpose. A furnished second home in BCP pays a 100% council tax premium at the time of writing unless it is available for 140 nights and let for 70 in the year, when business rates apply; only lets of 28 nights or less count towards the 70. Winter lets explained and council tax and second homes in BCP cover both.

The local market

The Talbot Woods property market

Talbot Woods is a quiet inland conservation area of large detached houses in mature gardens, built from the late Victorian years to the 1930s, between Meyrick Park and Talbot Heath. Houses let to families and senior professionals on long tenancies and sell to families who want space, the independent school and the university close by.

Talbot Woods' winter guests are the people who need a substantial house for a while. Senior staff relocating to Bournemouth with a family, academics visiting the Talbot campus about a kilometre away for the spring term, and local families whose own house is being renovated or repaired all book between November and March. Christmas and New Year add a short peak of family gatherings who need many beds under one roof.

These are long, careful bookings. Guests plan ahead, stay for a month or more and judge the house as a home: is it warm, is there a study, will the children have room.

The challenge is the house. Late Victorian to 1930s houses are expensive to heat and slow to warm, and in the conservation area some exterior improvements need consent, so warmth comes from internal measures first.

The rules are BCP's. A stay of 28 nights or more is let as a serviced stay with its own agreement. A furnished second home pays council tax with BCP Council's 100% premium unless it is available for 140 nights and let for 70 in the year, counting only lets of 28 nights or less.

Who rents and buys in Talbot Woods

  • Families who need space. Few parts of Bournemouth offer this much house and garden, which brings families to rent and to buy, often for the long term.
  • Senior professionals and academics. Senior university staff, visiting professors with families and consultants relocating to the area rent large houses within reach of the Talbot campus and the town.
  • The school. Families choosing the independent Talbot Heath School look for houses nearby, sometimes renting first while they settle.
  • Quiet and green space. Wide avenues, mature trees, Meyrick Park and Talbot Heath give a setting buyers will pay for, inland but a short drive from the sea.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Talbot Woods does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Talbot Woods: questions

Who books a Talbot Woods house in winter?

People who need a large, quiet house for a month or more: relocating families, visiting academics for the spring term, families whose home is being renovated or repaired, and relatives on a long visit. Christmas and New Year bring groups who want everyone under one roof.

My house is expensive to heat. Can a winter let still pay?

Yes, if the monthly price is built on the real cost. We quote long stays with heating, electricity, water and broadband included, set from your actual winter bills. Draught-proofing, a serviced boiler and thermostatic valves protect the margin; check exterior changes with BCP Council first.

Can families renovating their own house nearby rent mine?

They are one of the best winter guests here. Large houses in the area are often extended or refurbished, and their owners need somewhere similar nearby for months, sometimes paid for by an insurer. We agree the length, the terms and who is paying before confirming.

Do long winter stays count for business rates?

No. Only lets of 28 nights or less count towards the 70 let nights a year, alongside 140 nights available. A winter of long stays earns but does not help the test, so a furnished second home may pay council tax with BCP Council's premium. Confirm with the council and your accountant.

Is a family on a winter stay a tenant?

Not where they keep their own home and are here while it is repaired or while they settle. A household that makes your house its only home may become tenants under the Renters' Rights Act. We confirm each stay's purpose and use the right agreement. This is not legal advice.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
