Winter lets in Ashley Cross let a furnished flat or house from November to March, so a holiday home or a part-time home keeps earning while the coast is quiet. They are part of our winter lets service; the village is described on our Ashley Cross area page.

Why the winter works here

Most of Poole's winter demand comes from people who have to be in town. Ashley Cross adds a reason to choose it: it is good to live in when the weather is poor. Coffee, dinner, a supermarket and a train are all a walk away, which matters more on a wet February evening than a sea view does.

The homes that suit winter guests

  • One and two-bedroom flats within a short walk of the green, for remote workers, single professionals and couples.
  • Houses with gardens on the quieter roads towards Poole Park, for relocating families.
  • Anything with a real workspace: a desk, a good chair and fast Wi-Fi.

A flat facing the green should be described as lively; one on a back road should say how far the bars are. Blackout blinds and a clothes airer make a weekend flat work for a month.

Who books between November and March

December. Couples and friends out for Christmas evenings, and families visiting relatives in Lower Parkstone.

January to March. Remote workers, Poole Hospital staff on placements, people commuting by train to new jobs, and couples relocating who want to try the area.

Listed on Flexiestays

Every winter let goes on Flexiestays, Bournemouth's number one platform for winter and long stays, where people looking for a furnished month near Poole search. Flexiestays charges only 8% on the bookings it brings to managed properties. December weekends are priced above weeknights; from January we lead with weekly and monthly rates with bills included. Each stay ends on an agreed date so spring weekends and the summer stay open. Our guide to winter lets explains the approach.

Leases, council tax and the 28-night line

Many flats here are leasehold, and a lease that restricts short lets may or may not cover a month-long stay, so we read it first. At the time of writing BCP charges a 100% premium on furnished second homes, and a property available to let for 140 nights and let for 70 is assessed for business rates instead. Stays of 28 nights or more may count differently towards that test and can raise tenancy questions. Our guide to council tax and second homes in BCP has the detail.

The local market

The Ashley Cross property market

Ashley Cross is the village centre of Lower Parkstone: a conservation area of Victorian villas, terraces and later flats around a green ringed by bars, restaurants and delis, with Parkstone station a short walk away. It rents and sells to professionals, couples and young families who want to live without needing a car.

Ashley Cross does not depend on the beach, so its winter is busier than most of Poole's. The bars and restaurants round the green trade every evening, the delis and bakeries open every morning, and Parkstone station is a short walk away. A guest can live here for a month in January without a car and without feeling the season.

That gives an owner of a holiday flat or a furnished home a winter market. December brings couples and friends on weekends out, and families visiting relatives. From January, the useful guests are remote workers, staff on placements at Poole Hospital, people starting jobs in Poole or along the railway, and couples relocating who want to try the area before buying.

At the time of writing BCP Council charges a 100% council tax premium on furnished second homes. A property available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead. Winter stays of 28 nights or more may count differently towards that test and can raise tenancy questions, so we set each one up with the right agreement.

Who rents and buys in Ashley Cross

  • Car-free professionals. The station, the shops and the bars make Ashley Cross one of the few parts of Poole where a tenant can live without a car, which brings commuters and young professionals.
  • Couples and first-time buyers. Flats in converted villas are a first purchase for couples who want the village life and a train line, and many later move to a house nearby.
  • Families who want a walkable centre. Houses with gardens towards Poole Park and Whitecliff sell to families who want the green, the park and a primary school on foot.
  • Hospital and contract staff. Staff at Poole Hospital and professionals on contracts rent furnished flats here for a few months at a time.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Ashley Cross does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Ashley Cross: questions

Is Ashley Cross busy in winter?

Busier than the beach suburbs. The bars, restaurants and cafes round the green trade through the winter, and December weekends are lively. January and February are quieter for short breaks, which is when monthly stays carry the calendar.

Who books an Ashley Cross flat for a winter month?

Remote workers who want a village with life in it, hospital staff on placements, people commuting by train to new jobs, and couples relocating who want to try the area. They want a desk, fast Wi-Fi, a washing machine and a quiet bedroom.

Can a winter guest manage without a car?

Yes. Parkstone station, the supermarkets on Ashley Road, the delis and the buses to Poole and Bournemouth are all on foot. That is the area's strongest winter selling point, and it removes the parking question on the older roads.

Does the second homes premium apply to my Ashley Cross flat?

At the time of writing, BCP charges a 100% premium on furnished second homes. A flat available for 140 nights and let for 70 in a year can be assessed for business rates instead. Stays of 28 nights or more may count differently, so check with the council and an accountant.

Will my lease allow winter lets?

Check it first. Converted villa leases often require use as a private residence or need consent for certain lets, and a month-long stay may be treated differently from a short break. We read the lease before listing.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
