Winter lets in Upton keep a furnished house occupied from November to March, with the summer kept free for holiday families or for the owner. They are the Upton side of our winter lets service; the town is described on our Upton area page.

Upton's winter is its working season

Most of Poole's holiday homes lose their market in November. Upton's never had much of a summer market to lose: its guests come for work, for family and for a move. A house that takes holiday families for a few weeks in August can take a crew of engineers or a relocating family for the rest of the year.

Houses that let through the winter

  • Two and three-bedroom houses with a drive. The staple: a crew of two or three, a van each, and somewhere to wash work clothes.
  • Larger family houses for relocating families and Christmas visitors.
  • Houses close to the A35 and A350, because guests drive to work in Poole, Wareham and along the main roads.

Working guests are hard on a house in winter. A hard-wearing floor in the hall, a dryer, plenty of hot water and a heating timer guests can understand reduce wear and complaints.

Who books between November and March

Contractors and engineers. On the industrial estates, at the port and the Hamworthy yards, and around Holes Bay.

Relocations. Families moving to the area for work, often in January.

Family visits. Relatives coming for Christmas and New Year.

Hospital stays. Staff on placements and relatives supporting patients at Poole Hospital who want a house with a drive.

Listed on Flexiestays

Every winter let goes on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors' employers and relocating families search. Flexiestays charges only 8% on the bookings it brings to managed properties. Prices are set by the week and month with bills included, so an employer sees one total. Our guide to winter lets explains how a winter is planned.

Dorset Council, rates and the 28-night line

Upton's council is Dorset Council, which at the time of writing charges a 100% premium on furnished second homes. The business rates test is national: available for 140 nights and let for 70 in a year. Contractor stays in Upton often run to several weeks, and stays of 28 nights or more may count differently towards that test and can raise tenancy questions, so each stay gets the agreement that fits it. Our comparison of a long let against a winter let sets out both routes.

The local market

The Upton property market

Upton is a residential town north west of Poole, on the Dorset Council side of the boundary, built largely as estates of family houses from the 1960s onward. It rents and sells to families, first-time buyers and people who work around Poole and the port, and its demand runs through the year rather than with the seasons.

Upton's summer holiday market is modest: families using it as a lower-cost base for Poole Quay, Sandbanks and the Purbecks, with Upton Country Park on the doorstep. Its winter is busier than that suggests, because the people who book here mostly come for work, and work does not stop in November.

Contractors and engineers on jobs at the port, the Hamworthy yards, the industrial estates and around Holes Bay book houses by the week and month through the winter. Families relocating for jobs in January, households between homes and relatives visiting for Christmas use the same stock.

Owners who use winter lets in Upton are often holiday let owners who want the house occupied and heated from November to March, or owners who use the house themselves in summer.

Upton is in Dorset Council's area. At the time of writing Dorset Council charges a 100% council tax premium on furnished second homes. The national business rates test is the same as in BCP: available for 140 nights and let for 70 in a year. Stays of 28 nights or more may count differently towards it.

Who rents and buys in Upton

  • Work around Poole and the port. Engineers, contractors and staff at the port, the boatyards and the industrial estates rent houses with a drive for vans, often for months at a time.
  • First-time buyers and young families. Freehold family houses with gardens at prices below most of Poole draw first-time buyers and young families from across the conurbation.
  • The A35 and A350. People working across Dorset choose Upton for the junction, which gives quick roads east to Poole and Bournemouth and west to Dorchester.
  • Upton Country Park. Families and dog owners value the country park and the heath, which give Upton green space that the estates in central Poole lack.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Upton does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Upton: questions

Is there winter demand for furnished houses in Upton?

Yes. Contractors, engineers and people relocating for jobs around Poole book weeks and months from November to March, and families visiting relatives fill Christmas. Upton never relied on beach holidays, so the drop after summer is small.

Which council deals with an Upton winter let?

Dorset Council. Upton has a Poole address but is in the parish of Lytchett Minster and Upton, outside BCP. At the time of writing Dorset Council charges a 100% premium on furnished second homes.

What do winter guests need from an Upton house?

A bed each for a crew, parking for vans, a washing machine and somewhere to dry work clothes, fast Wi-Fi, heating that copes with January and self check-in for late arrivals.

What are the 28-night and 140/70 lines?

A property available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead of council tax. Stays of 28 nights or more may count differently towards that test and can raise tenancy questions. Take advice on your own case.

Can I keep my Upton house for the summer?

Yes. Each winter stay ends on a date agreed before it is booked, so the summer is yours or stays open for holiday families.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
