Flexie Estate Agents lets family houses, cottages and bungalows in Wimborne Minster for landlords who want referenced tenants and every legal check done. We work from our Bournemouth office about nine miles away, and you choose tenant find, rent collection or full management. This page is the Wimborne detail behind our letting agents service.

What lets in Wimborne

  • Cottages and townhouses near the Minster. Couples and single professionals who want the Square, the Tivoli and the market on foot. Parking is the common question.
  • Family houses in Colehill, Leigh Park and the newer estates. Families who want the first, middle and upper schools and a garden. These let for years at a time.
  • Bungalows. Older tenants, often moving closer to family or renting after selling a larger home.

Flats are few, so a well-kept flat in the centre has little competition. For the town itself, see our Wimborne area page.

How we let your property

A rent figure with reasons. We visit, look at the condition, the parking, the garden and the EPC, and give you a rent range and the likely tenant. The instant rent estimate gives a first figure online.

Marketing. Photographs, a floor plan, the portals and our list of registered tenants, including families moving from Bournemouth and Poole who asked us to look in Wimborne.

Referencing. Identity, Right to Rent, credit, income and a previous landlord reference on every adult, with a guarantor where the affordability test needs one. You see the report before you accept anyone.

Move in. A tenancy agreement written to the Renters' Rights Act, the deposit protected within 30 days, the How to Rent guide and certificates served, and a photographed inventory.

The checks before a tenant moves in

A gas safety certificate where there is gas, an electrical report no more than five years old, smoke alarms on every storey, a carbon monoxide alarm by any fixed combustion appliance, an EPC of band E or better and Right to Rent checks. In Wimborne the EPC is the one that catches landlords out: solid walls and single glazing in older houses, and consent needed to change them in the conservation area. Our guide to EPC rules for landlords explains the options.

The council and the tenancy rules

Landlords here deal with Dorset Council for licensing, council tax and housing standards. At the time of writing a furnished house that is nobody's main home pays a 100% council tax premium, so long gaps between tenancies cost more than they did. Tenancies are periodic under the Renters' Rights Act, with rent reviewed once a year by notice.

If you are thinking of selling instead, see selling your property in Wimborne, or ask for a property valuation in Wimborne that gives both a sale price and a rent. We let on the same terms in Bournemouth and Poole.

The local market

The Wimborne property market

Wimborne Minster is a small market town under Dorset Council where period cottages and townhouses around the Minster sell and let alongside post-war and newer family houses at the edges. Renters are mostly families, couples and people working in Poole, Ferndown and Bournemouth; buyers include families after the schools, downsizers and people moving out of the conurbation.

Wimborne is a house market. Flats are a small share of the town, so most landlords here let a cottage near the Square, a semi in Colehill or a three or four-bedroom family house on one of the newer estates. Tenants are families who want the first, middle and upper schools, couples who work in Poole, Ferndown or Bournemouth, and households renting while they buy in the town. Good family houses are taken quickly and tenants tend to stay.

Three things shape a let here.

The council. Wimborne is under Dorset Council, not BCP. At the time of writing Dorset Council charges a 100% council tax premium on furnished homes that are nobody's main residence, which a landlord pays on a furnished house left empty between tenants.

Period buildings. Many homes near the Minster are listed or in the conservation area. Upgrading windows, heating or insulation to meet the EPC minimum can need consent.

Parking. The old centre has little off-street parking, and tenants with two cars pass over a house without a space.

Who rents and buys in Wimborne

  • Families after the schools. The first, middle and upper school system and the size of the town bring families who want a house with a garden near school, both as tenants while they look and as buyers.
  • Workers in Poole, Ferndown and Bournemouth. Wimborne sits between Poole, the Ferndown industrial estates and Bournemouth, so people who work in any of them rent and buy here for a quieter town at a short commute.
  • Downsizers and retirees. Bungalows and smaller houses within a walk of the Square sell to older buyers who want shops, the Minster and a doctor close to home without living in a city.
  • Buyers moving out of the conurbation. Households selling in Bournemouth or Poole buy here for more space and a market town feel, and often rent first while their own sale goes through.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Wimborne does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Wimborne: questions

Who rents houses in Wimborne?

Mostly families who want the town's schools, couples who commute to Poole, Ferndown or Bournemouth, and people renting while they look to buy in Wimborne. Older tenants rent bungalows near the Square. Demand is for houses with gardens and parking more than for flats.

Which council licenses rented homes in Wimborne?

Dorset Council. A house shared by five or more people from two or more households needs a mandatory HMO licence, as anywhere in England. BCP Council's additional licensing schemes do not cover Wimborne. Check Dorset Council's housing pages for the address before you let to sharers.

Do listed buildings in Wimborne need anything special to let?

They need the same certificates as any let, but upgrades can need listed building consent, and there are specific EPC rules for listed homes. Plan the work early and keep the consent with the tenancy paperwork. We can advise on the order of jobs; this is general information, not legal advice.

Can you let my Wimborne house if you are based in Bournemouth?

Yes. Our office on Charminster Road is about nine miles away. We carry out valuations, viewings, inventories and check-ins at the property, and we confirm before you instruct us which service level we can offer at your address and which contractors cover it.

What service levels do you offer Wimborne landlords?

Tenant find, rent collection and fully managed. Tenant find covers marketing, viewings, referencing, the agreement and the deposit; rent collection adds monthly collection and arrears chasing; fully managed adds inspections, repairs and certificate renewals. Fees are confirmed in writing before you instruct us.

What has the Renters' Rights Act changed for a Wimborne let?

At the time of writing, since 1 May 2026 assured tenancies in England are periodic, section 21 has gone, rent can rise once a year by section 13 notice and no more than one month's rent can be taken in advance. We write agreements to the current rules; this is not legal advice.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
